A slightly lower cost estímate for construction of the "first phase" of Washtenaw Community College's permanent campus was presented to college trustees last night by architects. A total estímate of $12,424,300 for site development, construction and equipping four structures was given last night by Peter Tarapata. In December, the architect had given a rough estímate of $13,855,000 for the "first phase" construction. The college plans to open construction bids at the end of November for its science classroom building and in March for the technical-industrial building, both of which are slated for use in the fall of 1969. The remairider of "phase one" is the Learning Materials Center (library and audio-visual center) and the central utility plant. The library, originally scheduled for 1969 opening is now planned for 1970 completion, because of unavailability of state and federal aid. Tarapata listed the total costs of each increment as $3,851,000 for the science building, $1,475,000 for the technical-indus trial building, $1,562,500 for the central utility plant, $5,299,60 or the Learning Materials Cener, and $206,800 for site development. The per-square-foot construcion costs of each building are estimated at $28.06 for the science building, $25.70 for the echnical-i ndustrial buildng, $18.10 for the utility plant, and $30 for the Learning Maerials Center. A cost estímate breakdown by juildings was also given as folows: science building: $3,350,000 for construction, $265,000 for built-in equipment, $20,000 for site development, $216,000 for professional f ees; technical-industrial: $1,267,000 for construction, $35,000 for equipment, $90,000 for site development, and $83,000 for professional fees; central utility plant: $145,000 for construction, $784,000 for equipment, $497,500 for site development, and $136,000 for professional fees; and Learning Materials Center: $4,500,000 for construction, $200,000 for equipment, $50,000 for site development, and $297,600 for professional fees. Tarapata said the $l,562,50( cosï of the utility plant couk be reduced by $240,000 if the alteraate of a central steam is used instead of the ree ommendod total energy systm The borvrd' is sdëtohg : 'advice rom local persons in the I ng field before making a II sion on this. il The site development figure II of $497,500 for the utility plant I includes $180,000 for bituminous I )aving of all parking lots which I ïad not been originally 1 plated, he said. His total figure for the , ng Materials Center includes a five per cent escalation factor! ecause the construction conracts are now to be let in 1968 nstead of late 1967, the architect told the board. Other items bringing the total estimated bill to $12,424,300 are site work now going on a n d fixed at a bid cost of $206,800, $19,500 for off-site water service from Ypsilanti, and $9,900 for off-site sewer service which will come from Ann Arbor. Tarapata said the estimated total had been changed because he was able to substantially reduce the parking areas and thus the physical area requiring development in "phase one." The first estimate had not provided for direct allowances for construction and mechanical equipment. He advised a five per cent contingency fund to allow for future cost fluctations.
